Terms and Conditions
A third of the full price is required to secure a booking.
Deposits are non-refundable (there are always exceptions due to extraordinary circumstances where this condition may be relaxed at the discretion of the owners) – see later clause. The balance is due six weeks prior to your stay.
For bookings made less than six weeks prior to your stay, and for short breaks, payment in full may be requested.
A contact name, telephone number and full postal address are required at the time of booking. The maximum number of people allowed in the cottage is clearly stated and must not be exceeded. We reserve the right to terminate the hire if the above conditions are not met.
All payments will be acknowledged in writing or by e-mail on receipt.
Prices for the year are available to view on the website – discounted prices are given at the discretion of the owners. The owners reserve the right to amend prices quoted in/on any publication, due to errors or omissions. Once a booking has been made, the price will not change even if an error has been made.
In the event of cancellation, please contact the owners as soon as possible. We shall do our best to re-let the cottage. If we are successful, a refund of the deposit will be made, after an administration fee of £25.00 has been deducted.
2. Arrival and Departure
Guests have access to the cottage from 3pm on the day of arrival and on the day of departure are requested to leave by 10am, unless otherwise agreed by the owners.
We have made our cottage as homely and welcoming as possible. In return, we would ask guests to look after it as they would their own home – leaving it clean and tidy.
All bed linen is provided, but please bring your own for the travel cot. 1 towel per person is provided plus guest towels for the toilets and 2 tea towels for the kitchen.
Well behaved dogs (not puppies) are welcome by prior arrangement only. Guests are requested to bring the pets own bedding/basket and not allow the dogs on the furniture or upstairs. They must not be left unattended (unless agreed by the owners). Please do not let them foul on the lawns – please use our fields and dispose.
No liability shall be accepted by the owners for loss, damage or theft of personal property belonging to guests, either in the cottage or in/to the cars or bicycles etc left on the property.
No liability shall be accepted by the owners for accident or injury to guests, either within the cottage or outdoors.
The hiring contract for the cottage is made on the understanding that the property will be available for the date stated. In the unlikely event that the cottage is not available as a result of extraordinary circumstances, the owners may be forced to cancel the booking. The hirer will be notified as soon as possible and the owners will try to find alternative accommodation of a similar type and standard. Should this not be possible, or should the hirer not wish to accept the alternative offered, then a full refund will be made. The hirer will have no further claims against the owners.
5. Access and Damage
The owners shall be allowed access to the cottage at any reasonable time.
We understand that minor breakages do occur from time to time and that it is part of family life. Nevertheless, we would ask guests to report any breakages or damage, however minimal so that we can make the necessary replacements and repairs.
Breakages and/or damage of a more substantial nature caused by the hirers or their pets must be paid for. The person who made the booking is responsible for such payments.
